Visalia Planning Commission to take up In-N-Out
The Visalia Planning Commission is expecteded take up plans to locate a new In-N-Out eatery on Riggin and Dinuba Blvd in north Visalia. Staff at the city says the application for a conditional use permit will likely be heard November 12. Reports that the popular hamburger chain would not likely move forward might want to attend the meeting. It would the second location in town for In-N Out.Real estate representative for the company in Baldwin Hills,Walter Deissler confirms the hamburger chain’s intent but said he could not comment until after the meeting. Deissler is a former Visalian and former Visalia Planning Commissioner here. Shopping center owner Donahue Schriber hopes to permit two other fast food pads at the meeting but has not named those tenants.Between the three operations they expect to employ about 100.
Four hundred home subdivision in Goshen
Portertville-based Smee Homes is seeking approval to build a 400 home subdivision on 63 acres just west of Goshen near Betty Drive. The homes would be built in phases on current ag land recently made a part of the community plan. Currently Goshen has 773 homes. New development has come with the construction of the freeway interchange at Betty Drive opening land west of town to commercial projects and now a large expansion of new residential units.
Tulare County new home permits up 15% in 2019
Tulare County is permitting 15% more new homes so far this year through October 24. So far this year Construction Monitor says the county has seen 1129 single family home permits taken out compared to 982 for the same date in 2018 and 924 through the same date in 2017.
Noble Ave Walmart expansion underway
After years of legal wrangling the proposed expansion of the Walmart in Visalia at 1819 E Noble Ave is finally underway now. The city issued a $5.6 million permit to add 54,471sf to the store mostly housing the new Walmart grocery business at the site.Look to shop at the grocery store by next Spring. A shadow group, likely a competitor, fought the expansion for years in court. The project was proposed about 10 years ago.
Visalia’s East Downton expansion continues
Developer JR Shannon and others continue to open new retail/restaurant and brew-pub businesses east of Santa Fe, the old auto district of Visalia and later the antique row. Now its graduating to one of the hottest locations in the city in the microbrewery district.
In the past few weeks the city has permitted 2 new breweries ,what would be the second and third on-site beer makers here including Simple Brewing being proposed at 605 E Main just east of Stacked Burger. Also a second smaller brewery is opening on Acequia.
Next week the city site plan review process will hear plans for a new chicken eatery- Chicken Shack at 601 E Main.
Also at 605 E Main there is a plan filed to open a store offering Music Albums and Korean Pop Music called K on Main.Nearby Sierra Bicycle Werks retail store is expected to relocate in this block and new sushi place will open.
Existing home sales up in Tulare County
Tulare County’s existing home sales in September stayed strong, up 21% year-over-year with a median price of $250,000 – up from $240,000 a year ago.
