Fresno developer plans two large buildings in Visalia Industrial Park

Screen Shot 2019-07-20 at 6.22.22 AMDiversified Development Inc has filed a permit request in early July to construct two new large industrial buildings in the Visalia  Industrial Park. The company, headed by Fresno’s John Brelsford, wants to build a 120,000 square ft concrete tilt-up building on Riggin near Plaza Drive and a second larger 244,000sf structure fronting on Plaza on the same open property. The permits are for the shell only.

The 34-acre parcel will hold four large industrial buildings totaling 700,000sf when it is built out, based on demand.

The site is the SE corner of Plaza and Riggin right across the street from the new 350,000sf UPS hub under construction now.

Diversified Development has built a number of “spec “buildings both in Fresno and in Visalia over the years in anticipation of tenant interest in locating there – a strategy that has worked out well for the developer, tenant and the City of Visalia.

Last year they leased out 400,000sf – three buildings just east of VF Corp (not pictured) that now houses relocated industrial tenants including Hilti power tools.

The picture also does not include the 120,000sf Millipore pharmaceutical warehouse just east of VWR, under construction.

Another new development in the early stage are plans for a four parcel industrial park just east of VWR owned by the Ritchie Vidovich partnership. The parcels on this site are 39 acres, 7, 38 and 17 acres totaling around 101 acres that are the subject of a recent final parcel map approved by the city.

One of those parcels just approved, has reportedly been sold to a user and  the deal is set to close soon say sources.

Back on the Plaza and Riggin at the 34-acre site Brelsford’s company would not comment on what plans there were to begin and complete construction. But it is likely be competed by year’s end.

Brelsford also owns the 150 acre NW corner of Plaza and Riggin expected to generate strong interest from other companies looking to be near to the new UPS ground shipping package sorting facility they all count on to reach their markets overnight.
